Walk Scores and its impact on Real Estate Values

A Walk Score measures how easy it is to live without using a car. A score is measured from zero (car dependent) to 100 (most walkable). Points are awarded on the proximity to amenities. The more nearby amenities such as; markets, stores, restaurants, cafes, dry cleaners, public transit, parks etcthe higher the Walk Score.

Walk Scores are gaining popularity, especially in a healthy and environmentally conscious city like San Francisco. San Francisco has the highest walk score in the U.S. (walk score of 86), even over New York City (walk score of 83).

How does a Walk Score increase your real estate value? Buyers are looking at properties where they can walk only a few blocks to parks, muni, bart, restaurants, cafes, their yoga studio and even the corporate shuttle (i.e., Google, Genetech and Apple shuttles). A recent study shows that one point of a Walk Score is worth $3,000 in San Francisco (see www.walkscore.com). Sellers that can add $30,000 to your home value if you live in a desirable walkable neighborhood, like Noe Valley.

A high Walk Score is healthy, environmentally friendly, saves you money and adds value to your home. Most properties in Noe Valley have high Walk Scores. For more information about Walk Scores visit www.walkscore.com or call Brooke Brock 415-672-0240 bbrock@mcguire.com
